Full strip-out and warehouse refurbishment

 

We were appointed by RDI REIT to refurbish Units 1 and 2 in Camino Park in Crawley.

The refurbishment focused on increasing the warehouse capacity, creating modern and spacious office accommodation and delivering an external overhaul of the units and their surroundings. To achieve our client’s expectations, we worked with the Contract Administrator Jones Hargreaves and devised a 12-week programme to deliver this project.

We started the refurbishment of Unit 1 with a full strip-out back to a shell. This included a strip-out of the three-storey mezzanine floor totalling 24 000 sq ft. All the steel removed was collected and recycled by a specialist contractor, giving this valuable material a second life. To further increase the square footage of the warehouse, we created an undercroft linking the space to the reception.

We then fully refurbished and decorated the warehouse to give it a fresh, modern look. The warehouse refurbishment included cladding and window repairs, painting of steel beams and applying a new floor coating. New electrical installations were also carried out, including new LED lighting and security systems.

We reconfigured the tea point on the first floor to link it to the open-plan office and upgraded the space with new M&E, including new A/C units and LED lighting. New suspended ceilings and floor finishes were installed, and a complete redecoration package undertaken. We also revamped the washrooms and fitted new cubicles and sanitaryware.

Internal upgrades and external overhaul

 

The lease on Unit 2 had already been agreed when we received the contract for the works, and the new tenant needed to occupy the space immediately. To ensure that the tenant’s move happened smoothly, we developed a comprehensive phasing plan that included weekend and evening working. This allowed the tenant to carry out their business operations with minimal interruption. Fire and emergency plans were also developed, and health and safety arrangements monitored closely to ensure the safety of everyone on site.

For Unit 2, we carried out light refurbishment and upgrades within the warehouse, office and reception areas, providing new suspended ceilings, floor finishes and decorations throughout. In addition to the warehouse refurbishment, we also carried out electrical upgrades and refreshed the showers, washrooms and a locker room.

The external package on both units focused on restoring the existing roof, cladding and curtain walling and providing elements that bring long term value, such as installing new roof lights and new gutter systems.

We were also tasked with providing a complete overhaul of the rear yard and car park areas, including block paving repairs, replacing the curb stones and providing a new ACO-drainage system. We also fitted new external lighting, created white lining in the car park and carried out some landscaping works.

This was a challenging but rewarding project, and we are really pleased with the final result. Through this office and warehouse refurbishment, we were able to breathe a new life into the units, significantly increasing their market value.
