16 Bowling Green Lane is a Grade II listed building with authentic industrial features and a warehouse-style aesthetic both inside and out. Located a stone’s throw away from Farringdon Station, the area is home to one of London’s trendiest and the most vibrant design districts, making it a desirable location for prospective business tenants.
Working alongside Jones Hargreaves for a property investment company, Form was commissioned to carry out an initial CAT-A refurbishment of this office building in Clerkenwell. With the former tenants vacating the offices, the space was in need of a refurbishment before being returned to the rental market.
Brimming with character and authentic features, careful consideration was required from day one in order to breathe life into the building while maintaining its period charm. The landlord was keen to create an office space that would entice interest and add value to their investment – giving prospective tenants a blank canvas without detracting from any of the building’s original charm.
We aimed to deliver a premium office refurbishment, with a specific focus on quick turnaround, cost and quality.
Another project delivered on programme and within budget – enhancing an existing office block and showcasing its original features while adding modern facilities and amenities. We look forward to working with Form again.

Creating an attractive plug and play workspace
Work began by stripping out the previous tenant fixtures and fittings, returning the space to its original design. We restored the timber flooring, replaced the carpets, and redecorated the space thoroughly – including a revamp of the soffits, columns and windows to give the space a fresh look.
We carried out light mechanical and electrical upgrades, including adjusting the data to suit a revised office layout. Within the main building reception and lift lobbies, we added new lighting controls and new PIR sensors. Once the key elements of the office space were complete, we re-used the existing furniture on the 3rd floor, giving a potential tenant the option to occupy the space immediately.
The end result is an office which benefits from double-height ceilings and good natural light, LED lighting, exposed brickwork, mezzanine level, kitchenettes and demised WCs. The views from the top floor offer fantastic views of the surrounding cityscape – creating a productive, versatile, and inspirational workspace.
The finished look maximises the landlord’s return on investment while providing an attractive new plug and play workspace with a functional layout – suitable for a business in any industry or sector.
