Enhancing Potential for Prospective Tenants

 

Form were appointed by an international investment company to create plug and play offices spanning two floors of a Grade II listed building in the heart of Westminster, London.

With the fifth floor office recently vacated and in need of an upgrade, and the ground floor office having sat on the market for quite a while, the Landlord wanted to redesign and optimise the space at 29 Queen Anne’s Gate; creating an attractive offering for prospective tenants and speeding up the occupation process.

We worked closely with Kinney Green and Daniel Connal Partnership to create high quality, tenant-ready offices that met the versatile demands of the current market.

 

Creating Plug&Play Offices

 

The scope of works included the refurbishment and reinstatement of the top floor, followed by a full CAT B fit out of both the fifth and the ground floors. The works included services upgrades as well as demolition works to open up and make the most of the available space.

Each of the offices benefit from a hybrid of private and collaborative workspaces, including agile open plan areas, centrally located breakout spaces which connect the different settings and provide an informal space for social breaks, and a variety of private meeting rooms and bespoke phone booths to facilitate quiet working. We also provided end-of-commute facilities including new showers and a dedicated bike storage to provide better quality facilities for those staff opting to cycle to work.

Finally, we rationalised and re-used some of the existing furniture while supplying new soft seating, and a selection of meeting room tables and chairs for both the collaborative and private spaces.

Both floors were, from the start, designed to support a hybrid working model, prioritising connectivity and promoting workplace wellness.

Form were very flexible and accommodating in making changes to the design when a new Tenant for one of the floors was found during the early stages of the construction programme. They were responsive and collaborative which resulted in the delivery of two modern and desirable office spaces. We look forward to working with them again.

Project Challenges

 

A new tenant for the fifth floor office was found at the early stage of the construction works, which brought on board an additional layer of preferences and demands on the side of the client.

Throughout the project, we worked closely with the incoming tenant as well as the landlord, accommodating changes to the original design to fully tailor the design to the needs of the end users. One such requirement which posed a particular challenge was ensuring the space was ready for the tenant to move in early. We therefore devised a 5 week programme and worked diligently to ensure the space would be ready for early occupation.

Another challenge we faced on this project was the continued operational use across the rest of the building. This meant we had to pay close attention to the logistics of movement, deliveries and waste collections, among other things.

To minimise disruption, we worked closely with the building management team and kept all the stakeholders up to date with our schedule – working outside of the existing tenants’ day-to-day operations where possible. This meant that our team worked flexible shifts, including evenings and weekends when required.

 

Project Outcome

 

With a refreshed aesthetic, which breathes a new lease of life into this well-located and accessible office building, 29 Queen Anne’s Gate is now an attractive prospect for any business seeking a functional, flexible workspace in the heart of Westminster.
