We were instructed by the landlord with Powell Williams Building Consultancy to undertake a warehouse refurbishment in Hendon. Our objective was to bring the space up to an attractive, marketable standard, offering high quality, functional warehouse space and office accommodation.
We started with a full strip out of the previous tenant’s fit out, including removal of the mezzanine floor, cold store chillers and a 20-tonne vault.
To maximise the potential of the space, we carried out structural alterations. By fitting the new steelwork and creating an under croft at ground floor level, we increased the overall square footage of the warehouse.

Internal and external refurbishment
It was necessary to remove existing asbestos before starting the external roof repairs. As such, we monitored the air quality throughout the whole duration of the works. Further testing was carried out after completion to verify the safety of the area.
Following the asbestos clean, we carried out roof repairs and decorations, including re-coating and painting, installation of new roof lights, new windows and commercial doors. We also completed brickwork repairs and carried out light refurbishment works in the car park.
Internally, we upgraded the M&E services, installed new LED lighting and redecorated the warehouse to give it a fresh, modern look. We also installed new suspended ceilings and floor finishes in the office areas and delivered a complete overhaul of the toilets.
